Leones is situated on top of Oyster Pond Hill in a tropical garden with a gazebo and has a spectacular view of the Atlantic Ocean, the surrounding islands and the sand beaches in front of the hill ( 2-3 minute drive).
 
Gentle breezes off the ocean keep you cool while sunning yourself at the lovely pool. Located at the Dutch side of St.Maarten near the French border, makes both the Dutch and French sides of the island with great restaurants, shops and night life very accessible.
 
The spacious 2 story, 1 bedroom, 1 bathroom apartment with its own private entrance is the perfect Caribbean vacation paradise and guarantees a maximum privacy. Villa Leones is perfectly equipped with European antique furnishings and has top quality woodwork
with granite kitchen counters and marble in the bathroom.
 
A large private pool with a waterfall is available for the maximum in vacation comfort. A gazebo is located close to the guesthouse.

1. St. Martin is the smallest island in the world divided between two countries, France and the Netherlands. The island is 34 square miles in total size, 2. The northern French part of the island is known as St. Martin and is an overseas collectivity of France. The southern Dutch part is known as St. Maarten and is one of four constituent countries that form the Kingdom of the Netherlands. 3. The land mass of St. Martin is split roughly 60/40 with the larger French side covering about 20 square miles. 4. Slightly more people, however, live on the Dutch side of the island (where the estimated population is 39,689) while 31,754 people reside on the French side. Philipsburg is the biggest city of the Dutch side while Marigot is the capital of the French side. 5. The division of the island between the Netherlands and France dates to March 23, 1648, under the Treaty of Concordia. Local folklore indicates that the division of land began with walking contest between a Frenchman and a Dutchman. Before they started, the Frenchman drank wine while the Dutchman drank the stronger jenever (Dutch gin), allowing the Frenchman to cover more territory and claim more land. (The Dutch say he cheated.) 6. Before the French or the Dutch arrived, Christopher Columbus claimed the island for Spain on November 11, 1493. Since that day was celebrated as St. Martin Day, he named it Isla de San Mart�n after Saint Martin of Tours. Spain did not make settling the island a priority. 7. Wanting the island�s salt, the Dutch founded a settlement in 1631, erecting Fort Amsterdam as protection from invaders. Jan Claeszen Van Campen became its first governor, and the Dutch East India Company began their salt mining operations. French and British settlements sprang up on the island as well. 8. Peter Stuyvesant was a major figure in the early history of New York City. Before he came to New York, however, Stuyvesant (born in the Netherlands in 1612) was director of the Dutch West India Company�s colony of Curacao from 1642 to 1644. In 1644, Stuyvesant led an attack on the Spanish-held island of St. Martin. A cannonball injured Stuyvesant�s right leg, causing it to be amputated below the knee. When his leg was replaced with a wooden peg, and he became known as �Peg leg Pete.� A year later, in May 1645, Peg leg Pete Stuyvesant was selected by the Dutch West India Company as Director-General of the New Netherland colony, which became New York City. 9. Despite its short runway that is located between a large hill and a beach, major airlines fly large jet aircraft into St. Martin�s Princess Juliana International Airport. This scene results in spectacular photo ops of aircraft directly above sunbathers on Maho Beach. 10. There is no physical border between the Dutch and French sides of the island but there are 37 white sandy beaches to enjoy.

Getting Around St. Martin - St. Maarten The best way to get around St. Martin and St. Maarten is in a rental car. But really, outside of walking, just about any means of navigating between the French and Dutch sides of the island is manageable. Having a car will allow you more mobility and you'll find reasonable rental rates. Agencies are clustered on the outskirts of Princess Juliana International Airport (SXM), located in St. Maarten. Unfortunately, traffic can be pretty heinous on both sides. The island buses also cater to tourists and are fairly cheap to ride. If you don't like the idea of waiting on a bus, consider splurging on a taxi. The culture of St. Martin is a blend of its African, French, British, and Dutch heritage. Beautiful view, lots of steps

Most delightful and expected attribute was the privacy. We spent our time in the villa and at the pool and on the sunbathing deck freely. During our stay the WiFi failed 7/8 of the time...bummer and an inconvenience. Unbelievable view of the Atlantic and of St Barts on the horizon. Soooo beautiful to see over and over again. Water is city water and that means reverse osmosis...very pure, fun to shower and swim in. Services were great. Good housekeeping and yard and pool maintenance. There are twenty steps from the upstairs bedroom and only bath down to the main living area. The steps are a bit steep and at 61 yrs, a bit difficult after a couple cocktails. Got used to it after three days when my knees had strengthened. Here is a hint for those a bit dim....like me. Turn the air conditioning off as you ascend the mountain to get to this villa. If you are driving a small subcompact like we rented, you will need the extra power. The pool is beautiful if not a bit cool like every Caribbean pool in March. Do a cannonball to get used to the temp the fastest. Another hint. There are no signs posted to ask you to put used toilet paper in the garbage can instead of in the stool. We had a small accident due to our unknowing. It was remedied immediately. This is a very common practice in the islands, but we were just unaware. A memorable sign above one of the restaurant bathrooms read, "Don't put anything in this toilet that you haven't eaten first." Very understandable! BEAUTIFUL VIEW! I WOULDN'T HAVE TRADED THE PRIVACY!

The perfect getaway

This is why you come to St Maarten. This villa is absolutely perfect for two. The view just couldn't be any better, from the deck, from the living room, from the bedroom. There is everything you need in this guest house. The furniture is very comfortable which is not always the case in rental properties. Eating breakfast and dinner in the gazebo is wonderful, you just cannot believe the view. We spent most of our days reading on the deck and cooling off in the swimming pool. It is a short drive to Dawn Beach with wonderful sand and good snorkeling. Oyster Pond has numerous good restaurants and you can't beat the Dingy Bar. We had house keeping service 3 times and the pool cleaned twice. If you're a couple coming to St Maarten, I don't think you can do better than this.

We just returned from Villa Leones and are ready to go back. The photos barely do it justice. We arrived two days after the hurricane and were very pleased that the grounds and property were cleaned up in preparation of our arrival. We were without DISH and internet, but that did not bother us at all. We reported it the ReMax office when we checked out and I am sure they will fix that. The guesthouse itself was perfect for the two of us. The balcony off the bedroom, the table and chairs in the covered gazebo and the pool area had spectacular views. Although we were in the guest house, the main villa was not occupied therefore,we had the entire outside area to ourselves - it was delightful. The house was spotless and very well maintained. The property was high on the hill and had several layers of security including a manned gatehouse and a gate with a keypad. I would highly recommend this property to anyone looking for a relaxing and romantic getaway. Liked best: Outside areas , spectacular views Liked least: Nothing Traveling group: Spouse/Partner Would I recommend this vacation rental to my best friend? Yes. Recommended for:Friends getaway The property was "as advertised". I recommend the location. The property was a good value for the price paid. The property provided Wi-Fi/internet access.

Fantastic private apartment and breathtaking view

The apartment is exactly as it appears in the photos given in the listings and the view is actually even better than what appears there since snapshots cannot do it justice. The kitchen is very well equipped and the overall maintenance of the whole unit is excellent. Your privacy throughout the villa is absolute. Even though the apartment is attached to a larger house, the owner guarantees not to be in residence when the apartment is rented. From Dawn Beach far below one can look up the hill and easily verify that this is one of the prime real estate locations in all of Oyster Pond. It was much better that we expected. Liked best: the private pool Liked least: The bedroom is one flight up, which might bother some, but we did not mind this.
